VISTA IMPIANA NEW JMB ORGANISATION LIST



Chairman
Mr. Yeap Boon Ping  


•    To chair JMB committee meetings ensuring that they are properly conducted.
•    To lead the committee, ensuring that the committee operates as a team.
•    To ensure that agendas are set and meetings.
•    To ensure that all decisions agreed taken are acted upon.
•    To manage and supervise all the property service Provider Company.
•    To represent the community externally.
•    To take an active part in resolving conflict within the committee bearing in mind the best interests of the community and its beneficiaries.


Secretary

Mr. Gunaathan   A/L Tanggavelu     
•    To maintain records and keep a correspondence file and copies of previous years documents & reports.
•    To organise meetings e.g. booking rooms, providing refreshments if there is a require.
•    To manage minutes of meetings and keep an up to date minutes file. (Building Act 663)
•    To ensure minutes are distributed to members shortly after each meeting and submitted to the Commissioner as well.
•    To organise AGM's and EGMs and ensure that all meetings are conducted in line with the Memorandum and Articles of Association.
•    The secretary has no powers unless they are explicitly delegated by the Chairman (or committee members). (stated in Companies Act).
•    Specific duties of a secretary can be obtained from the Directory of Social change or from the Institute of Chartered Secretaries and Administrators

Treasurer
Mr. Felix Chang Yaw Yong


•    To oversee the community finances, ensuring a budget is set, accounts are properly kept and audited and that the committee receives regular up to date and accurate financial information.
•    To ensure that there are adequate financial controls and procedures in place and that these are regularly reviewed with a view to minimizing risk.
•    To ensure that sound financial advice is provided to the rest of the committee particularly in relation to long term planning of management plans.
•    To ensure that any actions made in the best interests & beneficiaries of the community.
•    To take the lead in the appointment of auditors.

Security
Mr. Khairul Hisyam


•    Parking & Entrance Control
•    Visitor & Rental parking regulations
•    Wheel Clamps for parking offence
•    Patrolling & Clocking

Communication
Mr. Chan Koon Sang

•    Late payment account control/ property insurance open tender & insurance claim.

Health & Safety
Mr. Wong Kok Hung



•    Lift Maintenance, Water tank maintenance & Fire Protection

Building Improvement
Mr. Wong Kean Cheng


•    Complaints from cafeteria, shops lot.
•    Building structure maintenance
•    Electrical breakdown services
•    Repairing works
•    Car park maintenance (roof, floor)


Housekeeping, Landscape & Pest control
Ms. Norhayati Abu

•    Cleaning services/ Chemical treatment.
•    Staircase, wall, ceiling, door, windows


Facility Maintenance
Mr. Hoh Chee Huat

•    Swimming (Pool cleaning), Gym, Sauna, Tennis Court, Badminton court.
•    Proper attire for swimming pool & gym.

Admin

•    Deposit for installation
•    Electrical equipment
